MAINTENANCE

PUBLIC HOUSING MAINTENANCE DEPARTMENT
The Housing Authority Maintenance Department personnel are skilled technicians able to perform the repairs necessary to maintain the dwelling unit as well as the complexes in decent, safe and sanitary conditions. Personnel are responsible for:

•Janitorial of common Areas
•Landscaping of common Areas
•Vacancy preparation for re-renting
•Painting
•Plumbing
•Electrical
•Maintaining PHA owned laundry facilities
•Heating & Water distribution
•Appliance Repairs
•Residents’ routine maintenance requests
•Building Systems inspections
•Annual inspections of all PHA owned dwellings
•Building interior and exterior repairs


Hours of Operation
Monday - Thursday: 7:30am - 5:00pm
Friday: 7:30am - 4:00pm

Requesting Routine Repair Services
Residents of the PHA owned complexes needing repairs to the dwelling unit or to the complex in which they live can request such service by contacting the maintenance department at (805) 648-5183.

Residents are encouraged to report all problems or necessary repairs as they occur by calling the Housing Authority during normal working hours. Residents my leave a detailed message for repair requests, which are retrieved on a regular basis by personnel.

When leaving a message residents are reminded to indicate permission authorizing personnel to enter the dwelling unit, in there absence, to correct the problem.

To speak with maintenance personnel, residents my call between 1:00 P.M. and 4:00 P.M., Monday through Friday. The Housing Authority contracts with an answering service to receive calls after working hours, weekends, and holidays.

Routine, non-emergency repair requests will be corrected within three to seven working days.


HUD Assessment
The United States Department of Housing and Urban Development (HUD), annually contacts for the inspection and assessment of the Housing Authority owned properties. For the last three years the Housing Authority’s Maintenance department has been scored high enough to designate this Housing Authority as a "High Performer".













 

Emergency Repair Service
Requests for emergency repairs may be made be calling (805) 648-5008 as well as (805) 648-5183 during working hours. Emergencies arising after-hours, weekends and holidays must be called into (805) 648-5183. An answering service will screen the calls to determine the need for immediate correction and report the situation to the personnel “on-call”. Emergency repairs will be corrected within 24 hours.

Guidelines to determine emergency repairs:

•Smoke Alarm malfunctions
•Gas Leaks
•Plumbing: clogged drains, water leaks
•Lock Outs (No service after 10pm, holidays nor weekends.)
•Electrical malfunctions
•Refrigerator malfunctions
•Broken windows or exterior doors that compromise units security.
•Heating malfunctions


Unit Annual Inspections

The Housing Authority is required by HUD to asses the condition of every unit on a yearly basis. Maintenance personnel assigned this duty schedule the inspections and perform the necessary repairs for each unit owned by the Housing Authority. The assessment includes the following:

Exhaust fans
Receptacles, light switches, call for aide buttons, light fixtures
